近年来，湖南省乡村闲置房激增、老龄化矛盾凸显，资源闲置与老龄化问题加剧。在此背景下，国家乡村振兴战略和“积极老龄化”理念提供政策与理论支撑。研究旨在将闲置房改造盘活，优化资源配置，推动乡村振兴，促进老年人社会参与，达成资源活化、经济增收与社会参与多重目标，探索湖南乡村可持续发展之路。研究提出“康养民宿+”综合服务模式，促进城乡资源双向流动，为湖南乡村闲置房活用提供可行方案，助力乡村振兴与积极老龄化协同发展。

In recent years, the problem of resource idleness and aging has been intensified by the proliferation of unused houses and aging conflicts in rural areas of Hunan Province.In this context, the national rural revitalization strategy and the concept of active aging provide policy and theoretical support.This study aims to revitalize unused houses, optimize resource allocation, promote rural revitalization, promote social participation of the elderly, and achieve the multiple goals of resource revitalization, economic income and social participation, so as to explore the road of sustainable development in Hunan's countryside.The study proposes a comprehensive service model of recreational hostel+,which promotes the two-way flow of resources between urban and rural areas, provides a feasible solution for the revitalization of unused houses in rural areas of Hunan, and helps the synergistic development of rural revitalization and active aging.
